What stood out? The RUDE staff! We'd camped here before and had encounters with a few of the staff (store and security) but the management was responsive and polite. We booked a lot for the 4th of July weekend weeks ago. When we called the week prior to confirm the reservation and lot, we were told we were 'behind the laundry building'. Having camped there, we expected to be IN the campground and on a campsite. When we showed up, the 'site' was outside the campground itself (security gate was further along), right across from the highway, surrounded by concrete roads on 3 sides with the laundry facility and propane tank on one side and a dumpster on another. The 'site' (and I use the term loosely) had no fire pit, shade, or privacy (everyone used the area to walk between the store and ice cream/rec center). To make matters worse, when we approached the 'management' (again, a term I use loosely), she was less than helpful or concerned and downright RUDE. We then had to spend HOURS on the phone trying to cancel/refund our money as no one had the authority to do so. It is one thing for a campground to have an 'overflow' field but this wasn't anything more than lot with a picnic table.
Owners and Staff: In the past the store clerk and security guard were outright rude but at least the management was professional and responsive. This year, the store clerk (yet another one) was rude, the management totally lacking in professionalism and responsiveness, and the staff that we saw, less than professional (at one point one came in and snapped a toy or something at the 'manager' as we were in the middle of a heated conversation).
Camp landscaping and surroundings: We wouldn't know as the 'site' they assigned us wasn't even within the campground yet they felt this was acceptable. The campground itself is on a highway and while you still can hear some noise at night from the highway, this 'site' was practically next to the highway. I was overly concerned about the safety of my children (and possessions as our stuff was out in the open, before security so anyone off the highway could gain access to it).
Good sites: Bad sites: What the 'management' calls the 'overflow 1' site - a make-shift grass lot that is surrounded by concrete, not a tree on it, no fire pit, and used as a cut through by everyone./p>
Campsite Descriptions: If you are still interested in booking here, be sure to confirm your reservation directly with the campground (NOT Morgan) and secure a campsite assignment when making reservations.
Last comments: Even though our negative experience was as a result of booking through Morgan reservation system, the management was totally lacking in professionalism and responsiveness. With so many campgrounds wanting your business, avoid this one if possible.

Update on above post….After much haggling and time we were told we would receive a refund for the reservation (that we refused to use). Then, later that day we received a call from a woman @ MorganRV who proceeded to argue with my husband and stated that we would not be getting a refund as that was an acceptable site (even though she admitted never having been to Pine Acres or even NH). Long story short was that she was calling us back from the day before (we had not waited around for a call from them instead calling Morgans ourselves) and although calling to address a customer service issue, she was from finance. When my husband asked if she was going back on what we had been told earlier (that we would receive a refund), she was dumbfounded and proceeded to put us on hold for yet another extended period of time. They did ultimately refund our money but the finance person was not happy. Avoid Pine Acres and MorganRV at ALL COST!

Thanks for the update, MarHal. I wonder did you use a credit card? Would it have been easier to just go through the cc company with a disputed charge?
I’m glad to hear that the refund did eventually come through, but what a hassle!

This is our second year, and this time it was a bad experience. Tracy, that works there was wonderful. I quess new ownership that took over is not spending any more money in the park, and it is run down we rented a vacation home, and was told by the people in the office in New York that there would be linens, towels, and pots and pans. Tracy was so kind to go out of her way and search for linens for us, and that she was going to spend out of pocket money for pots and pans. Beware the cahouse had 4 cracked windows, and flooring on deck ready to split open. my daughters chair went through one of the boards, and will be looking to see her doctor about her hip. Kids run the place late at night, allowing parties til 3 am. Foul mouth children, 14-17 years old using the f word along with parents. Will not go again, unless changes are made.

My boyfriend and I just went this past weekend and we had a great time. No hassles what so ever. Granted it is a little noisey, but did not bother us at all. Everybody is so carefree and friendly! Our seasonal neighbors were great!! We are going back again the end of this month.

Glad you were able to get your money back. We stayed there years ago and will never again, it was run down messy seasonals, junk everywhere, non-caring staff, house houses were dirty with broken toilets. Now that Morgan owns it, I guess it is not better. Thety are buying up OOB and converting campgrounds to membership only places and I guess have told all seasonals that they have 5 years to upgrade their units to a single choice cottage. I woulder if they will do it here as well?
